Before we talk price, talk paperwork. If you buy new construction inside Woodland's city limits or on the Clark County side of the Woodland School District, you inherit a school impact fee the district has been charging since January 2007 on those specific parcels. That line item does not appear on a Zillow tile, and it does not appear in any portal's "median sale price." It is the first hint that shopping Woodland by a single median number will steer you wrong.
Here is the thesis we want you to leave with. Woodland is not one market with one median. It is at least three sub-markets sharing a ZIP code, a school district that straddles two counties, and a monthly closing count small enough that one 4,000-square-foot river-view sale can move the "median" ten percent. If you are comparing Woodland to Ridgefield or Battle Ground on a portal number, you are comparing a stable neighborhood median to a statistical shadow.
Five sources, five different medians, one small town
The disagreement between the major portals is not noise. It is the story.

Five reputable feeds, all pulling from the same regional MLS, produce a spread of roughly $130,000. In Camas or Ridgefield the same exercise produces a tight cluster. The reason it does not cluster here is mechanical, not mysterious.
Why the number cannot hold still
Woodland closes very few homes each month. Redfin's own count showed nine homes sold in the reference month. When your denominator is nine, one sale of an equestrian estate or a $1.4M new build reshapes the median. The 836 Sommerset Rd and 825 Sommerset Rd listings, both new construction listed by Premiere Property Group at $1.4M and $1.2M, are exactly the kind of inventory that pulls the average one direction while a Hayden Homes Simplicity plan starting near $285,990 pulls it the other.
Now add geography. The 98674 ZIP crosses the Cowlitz-Clark county line. Some homes with a Woodland mailing address sit inside the La Center School District, a fact you will find buried in the "coveted La Center School District" phrasing on acreage listings near La Center Road. Others sit inside Woodland Public Schools #404, which per Wikipedia and Ballotpedia spans both counties and serves roughly 2,250–2,400 students across seven schools. Property tax rates, levy authorities, and impact-fee exposure change with the parcel, not with the mailing address. The portals aggregate all of it under "Woodland."
If you are running a search filter set to "Woodland, WA, under $600K" and comparing the results to a similar filter in Ridgefield, you are looking at two very different animals. Ridgefield sits in a single county, one school district, and cleared 133 closings in May 2026 at a $650K three-month median, per Redfin. That is a real number. Woodland's is a moving target.
What your money actually buys, by band
Rather than one median, think in three bands. The bands are what agents actually use when we price a home here.
- Sub-$500K, new-build starters. Hayden Homes' Simplicity build-on-your-land plans in the Woodland design center list from roughly $263,990 to $285,990 for 1,800 to 2,046 square feet. D.R. Horton's Northfork Landing has been running flex-credit incentives on closing costs and upgrades through preferred-lender programs. These homes typically sit inside the city or in newer plats where school impact fees do apply.
- Mid-$500K to $700K, in-town and I-5-adjacent. This is the band the Zillow ZHVI ($554,010 as of May 2026) and WalletInvestor tracker ($593,545 as of June 2026) are really describing. Expect a 3-to-4 bedroom home on a modest lot, roughly 1,800 to 2,600 square feet, within a few minutes of Exit 21 or Exit 22.
- $1M and up, acreage and gated pockets. This is where the median gets ambushed. Gated communities like High Ridge Estates in the hills east of town, plus Columbia View Estates, Rushing River Estates, and larger Lewis River view parcels, routinely list from the low seven figures. A newer 3,766 square foot modern home on two acres overlooking the Lewis River, seven minutes from downtown, is a different asset class than a townhome on Ambassador Avenue, but the portal blends them.
If a Woodland listing is priced at $599K and the last one on your saved search closed at $471K, both numbers can be honest. They are just describing different bands.
The impact-fee wrinkle no portal shows you
Here is the piece a buyer relocating from Seattle or California almost never sees before an offer. In January 2007 Woodland Public Schools began collecting school impact fees on new houses inside the Clark County portion of the district and on new houses inside the Woodland city limits, as reported at the time and referenced in the district's history. That policy has evolved but the underlying split persists. Two identical new-construction homes, one on the Cowlitz County side outside city limits and one on the Clark County side, can carry different fee exposures at closing.
Property tax rates also differ. Cowlitz County and Clark County levy separately, and Clark County's rates tend to run higher on comparable assessed values because of the fire district, library district, and school district composite. A buyer choosing between two Woodland-address listings should ask their agent to pull the parcel-level tax history from the correct county assessor, not rely on the portal's estimated tax field, which frequently defaults to the wrong county for split-ZIP addresses.
Days on market is doing double duty too
Movoto reported a March 2026 median of 98 days on market. Redfin's new-construction subset showed 16 days. Both are true. Resale inventory in the mid-band is moving slowly. New construction with builder incentives is moving quickly, sometimes with the flex-credit stack from a preferred lender masking a soft list price. If you are a seller in the mid-band, you are competing against a builder who can buy down your buyer's rate. If you are a buyer, the negotiation lever is different on a resale than on a Hayden or Horton spec.
How to shop Woodland without getting fooled
Three habits will keep you out of the mirage.
- Pull the parcel's county from the Cowlitz County or Clark County assessor before you tour. It changes taxes, impact fees, and school assignment.
- Ask which school district actually serves the address. Woodland Public Schools boundary lines split at Interstate 5 for the K-4 schools per the district's 2018 boundary redraw, and some Woodland-address acreage lies inside La Center School District.
- Look at comparable sales within your price band and property type, not the town-wide median. Nine closings a month cannot support a reliable median. Twenty comparable closings across the last twelve months can.
FAQ
Is Woodland cheaper than Ridgefield? On most portals, yes. In practice, it depends on which band and which side of the county line. A mid-band Woodland home and a mid-band Ridgefield home priced $80,000 apart can carry different property tax bills that narrow or widen the gap over a ten-year hold.
Do all Woodland new-construction homes carry school impact fees? No. The fees apply to new homes in the Clark County section of Woodland Public Schools and inside city limits. Homes on the Cowlitz County side outside city limits generally do not. Confirm with the builder's closing statement before you sign.
Why does the "days on market" swing so much between sites? Different sites include or exclude relisted properties and new construction differently. When new-build spec homes with builder incentives dominate a month's activity, the days-on-market number drops sharply even if resale inventory is sitting.
